    I have received some really crazy quotes for window replacement. We will be staying in this house for another 4-6 years.

    Current windows are Kolbe and they are horrible. Leak, shash seal are broken on all windows from hail/dented from hail....etc. In other words, we are not happy.

    Weather and other conditions:

    Elevation is 7550'. So drain tubes will have to be in all windows and certain other installation requirements are needed.

    High winds. It is not uncommon to see 40-60 mph winds. We have had 90 mph.

    Snow. The area I live in is nicknamed "little Alaska" for a reason. We purchased a tractor for snow removal if that says anything.

    Summers usually get up to 87*, but at this elevation it is hot.

    We do get hail out here, and it seems we will get a really good one every 5 years or so. Last years damage cost over 200K in damages (house, camper, one vehicle) so we have to be smart on what to replace the windows with or be indestructible (yeah right). It is safe to say this will happen again. Doing stucco repair every time seems ignorant. I don't even like stucco pop outs and have considered going with exterior trim like this:

    Let me show you what I have to start out with and go from there.

    19 Windows and two doors. This is mostly for the windows since they are the majority of the cost. All my windows are casement/awning/picture. three of my larger casement windows will be going to picture windows since they are surrounded by other casement windows.

    Walls are 2x6 construction with a 2" foam insulation on the exterior walls. From looking at the images, we also have pop outs around every window. High five myself.

    I really don't want to change out all the interior casements and remove moulding. The wood is Alder. If we have go...it is what it is.

    I did get a great recommendation on Sierra Pacific windows from here and we really like them. So far the quote for 19 windows and one sliding door is 69K and I am ok with that. It is their Aspen series windows. That being said, from most of the research I have done, in Colorado at high elevation vinyl or fiberglass windows is what we should be looking at due to the temperature swings with the majority of the issues is the sun beating down on the windows.

    Now people hear about all the nightmare stories of replacement windows and how they leak and then hear about how others have never had an issue if installed correctly. I was watching this video and this is totally doable with pop outs:



    Cutting out 2" of stucco and having the built in brick mold would be ideal. The major cost of these replacement windows is:
    1) Stucco cutback & repair of 19K
    2) Casement, interior moulding, staining windows/casement & moulding 19500.

    As you can see, 38500.00 with repair services. This isn't the first quote we have had like this either.

    The front door I am good with. We have had quotes north of 30,000.00.

    I have a buddy that is a carpenter and home improvement guru that is totally against us paying to have this done. He said this just takes time and doing the job right. With the money I would save on install and repair I could really fund my investments.

    The middle class isn't going to be able to afford anything soon. (I am part of that class, lower end middle class)

    EDIT: Another reason I am trying to be as self sufficient as possible.

    The only way we are able to lead any semblance of a middle class life is not paying anyone to do anything. We replaced all of the windows and doors at our house. $285 a piece, installed them myself. Doors were $300-$1000, also installed myself. Whole house was about $5500

    Not even close. 125K wouldn't even cover a 10% down payment in CO.

    Window Replacement, Entry Doors & More | Window World

    I think all these vinyl window companies with different names use the same factory.

    Even though the house is only 18 years old, the new windows brought down the electric and gas bill and also made it a little quieter..
    Very happy with the windows, not so much the installers.
    I had to go back and clean up and paint around some of the windows.
    I could have had them come back, but I already knew they'd do a shit job.
    It was just a little spackling and touch-up paint..

    We will be out of this house in 5 or less years when we retire.

    They came to the house and gave us a quote.
    I just checked the paperwork and it was more like $7K.
    The windows fold out and can come out if needed for easier cleaning.

    I had an issue with a garage window and they came out and replaced the sticking panel..

    Milo really likes them..

    I am in the construction field (not estimating) and I think that quote has some double dipping included.
    I like how this is broken out, but would ask for them to break it out even more and show you the approximate man hours for the other tasks.
    I am not familiar with that window manufacturer but the price of the units seem way too high as well. Over $3600 each just for the window unit?
    The cost of living in this area must be ridiculous.

    I was a Superintendent for many years and now in QC for the last couple.
    One of my responsibilities is to test windows on our projects.
    Per the quote you attached, it appears that these windows will not be a replacement style, since they are cutting back the stucco and using flanged windows.
    Regarding leaks, Most times a window unit itself will not leak. The failures usually come from the Air Vapor Barrier or the Sealant and how it is installed and terminated.

    If you decide to proceed with this company, I would ensure everything is 100% prefect when finished and there is not a single issue. Don't pay them 100% until you are 100% satisfied.
    Demand Pre Install Meetings with the Project Team and the Air Vapor Barrier. Stucco and Window Manufacture Rep so you are on the same page and everyone is prepared to do the work correctly (the first time)
    When the crew arrives to do the work, have a First In Place meeting and reference the info reviewed at the Pre Install. If the info does not match up, do not let them proceed.
    Tell them up front that you will not accept change orders.
    I am sure this is not the case but for that price, I would expect a very long (all inclusive) warranty on all Materials and Labor including any damages that may be caused by the workmanship or material defects including but not limited to leaks.

    I agree there is some double charging and what not. I am flat out not using them. Hope the 3 different times they drove down from Denver was enjoyable. I'm tired of contractors coming out to my house and due to the area I live in...immediate up-charge. Per diem and trip charge? GF'ed. Don't quote jobs from outside your city then.

    The first quote I received was 39k for the H3 series windows and 49k for the Aspen series windows. The last quote was 20k more. Why? Who knows.

    I also visited my local Home Depot today. I was quoted for Anderson 100 series windows 24,437.13 before taxes. They charge a lot less for install on bigger jobs (think she said 300.00) or 5700.00.

    I had renewal by Anderson come out and they quoted 96000.00 for the same job.

    My Kolbe windows are leaking due to the sash seal being broken. I've had to caulk the window seals and/or caulk totally shut. It's embarrassing.

    We recently had all of our windows replaced. We were looking at Anlin and Pellas. We went with Pella but the Anlins were a really good value and well made.

    Man I dunno if you’re going to bounce in 4-6 years those windows look good in the photos. I doubt an inspector is going to pick up on those windows unless the inside of the panes is fogged. Id just pull the white caulk and replace with clear or almond/etc if applicable and call it good. Then pull the caulk on any important windows that should open before selling. If the buyer complains throw them some bones.

    I just sold two houses I remodeled and they had very obvious defects for windows (single pane and or failed double panes with fog/mildew). Those were about 14 windows each at 7k a house (budget milgard 250s). I did the finish trim myself for that price.
